Data and market analytics firm Xceligent has launched Xceligent Spaceful, a web-based application for the creation of dynamic commercial real estate digital tour books. The product helps tenant brokers create space-tour experiences to showcase properties while strengthening broker-tenant interaction with digital and mobile capabilities.
Using an intuitive drag-and-drop interface, tenant brokers can quickly assemble digital tour books and dynamic tour experiences with pre-populated building and space information. Property information is drawn from Xceligent’s space and listings data, as well as data from third-party providers. Collaborators can contribute to and edit tour books in progress, effectively eliminating the need for brokerages to painstakingly prepare presentations and marketing booklets from scratch.
“The space tour is a critical step on a broker’s path to closing a deal,” said Doug Curry, Xceligent CEO. “So, we created a tool that makes that process fast and hassle-free. Brokers can now assemble digital tour books in minutes – not hours – and edit or update them in real time based on feedback from colleagues and clients.”
The reaction from early users has been positive. “Spaceful has made the process of creating tour books speedy and efficient, and the results are elegant and professional,” said Jerre S. Riggs, JD, co-founder and COO of First Base LLC. “It’s all digital, so we can easily edit and expand the content, and our clients can add their own comments, photos and video. In short, what was once a time-consuming and often painful process has now become seamless.”
Spaceful’s origins stem from an incubator initiative during which participants worked to identify and address common pain points experienced by commercial real estate professionals. Overwhlemingly, participants provided feedback about the inefficiencies of the space-tour process, precipitating the development of Spaceful, which provides not only detailed information on spaces and buildings, but also area information, including restaurants and retailers, notable companies in the vicinity, and overviews of public transportation options.
Once the tour books are created, brokers can share them with clients through a browser link that enables viewing on desktops, tablets or smartphones. During a space tour, both brokers and tenants can share notes directly on the platform and can upload their own photos in real time.
Backed by dmg information, Xceligent recently launched an aggressive national expansion that will provide researched information in the largest United States markets including the New York tri-state area.
Other Xceligent products include a national property-listing marketplace; a tool that automates the search and marketing functions of corporate websites; and a service that provides verified sale and lease listings for local economic development organizations and municipalities to share on their websites.
